Mixed Use; Low Damage Design
One Market Lane combines retail, commercial, carparking and residential spaces in a unique waterfront site in central Wellington.
Seismic performance was a key concern. The site issues included liquefaction and lateral spreading.
Dunning Thornton’s structural solution involved large, deep piles; a suspended ground slab; in-ground frames designed for ground ‘lurch’ concurrently with base shear; and debonded flexural reinforcement concrete frames supporting a structural steel upper structure.
Hybrid structure interaction, shear core performance, MRF performance, floor dilation, secondary structure displacement compatibility, and diaphragm stresses all required careful consideration to deliver this landmark building.
